Llanerch is a fabulous holiday cottage Snowdonia, with outstanding views towards the Berwyn mountains. The cottage is set up a steep untarmaced drive. Llanerch has an excellent range of facilities. Leading on from the entrance hall you will find the kitchen with wooden fitted units and wood burning stove. There is also a cosy sitting room with that also has a wood burning stove and patio door leading to outside. There is a ground floor shower room complete with large walk in shower cubicle, bidet, WC and wash hand basin. There are a choice of bedrooms starting with the main double bedroom, then along the landing there is a further double bedroom, then through this bedroom is a twin bedroom, access to this twin room is through the double bedroom only. Also upstairs you will find a delightful bathroom with free-standing bath with shower attachment over, WC and wash hand basin, there are french doors that lead on to a balcony

DIRECTIONS

If you use the postcode from our other property Dolgadfa LL23 7RE (the Satnav will take you to a small white cottage on your left, but this is NOT Dolgadfa carry on up small hill and then about 200 yards you will see Dolgadfa on your right, a grey stone farmhouse.  From Dolgadfa (white gate on your right) follow the lane passed two fields on your right into wooded area (old railway line on your right), just before you start going up a small hill there is a steep turning on your left, wooden gate, large white sign saying Llanerch-y-Baedd and green wheelie bin and brown recycling bin on the side of the lane, take this track straight up to the top where you will come to a steel gate straight in front of you (sign saying please shut the gate), this is the entrance to Llanerch.

NOTES

Please be aware the track leading up to Llanerch is not tarmacked and very steep so is not suitable for low/sports, also if there are severe weather conditions such as flood, ice and snow on the track then you may have to leave your car at the bottom of the lane and walk up to the cottage.   The track up to Llanerch is not suitable for trailers of any description. Also Llanerch is unable to receive supermarket deliveries due to the steep nature of the track. Llanerch is a no smoking property. Due to the age of the house,  we are sad to say it is unsuitable for people needing disabled access. As we are trying to do our bit for the environment, the heating is not on in the summer months but we do provide plenty of logs free of charge, during the winter months heating is set to timer morning and evening but not on during the day, again wood is provided free of charge. At this beautiful holiday cottage in Snowdonia, we have our own private water supply at the property, there are a UV and particle filter in place and the water is checked by Gwynedd council every year to make sure it is safe to drink, we would advise that the very young, the unwell and the elderly drink bottled water.

Please note a £250 damage/good housekeeping deposit will be payable as part of your final invoice. If you have come through an agent this will be charged 1 month before your stay  by bank transfer. Once the housekeeping team have changed over and reported back to us that everything is fine, the deposit will be returned to you within 7 days of your departure from the property by bank transfer. 

We would like to draw your attention to the fact that at the end of your stay we ask that you leave the property as you found it (with the exception of the clean linen and towels!) and we ask that you strip the beds. If the property is not left as found the deposit will be retained.

Due to the rural location of the cottages internet access can sometimes be affected by adverse weather conditions. In such instances service may be down for a long period. For guests needing an internet connection, you may wish to bring a USB dongle for light use. Vodafone has network coverage. Pets are welcome at an extra charge of £25 per dog.  Please note Dogs are NOT allowed upstairs on the furniture, to be kept on leads outside the garden area and cleaned up after.
